Design/Build Process

Below is our typical process for home additions and most renovations. Smaller projects have fewer steps.

Initial Consultation

  • Evaluate project needs, wants and goals.
  • Discuss potential design solutions
  • Define preliminary budget
  • Generate Planning Agreement

Phase 1 – Pre-Construction

Step 1 – Conceptual Design & Feasibility Study

  • Measure & document existing conditions
  • Create conceptual floor plans & 3D perspectives
  • Generate comprehensive scope of work
  • Develop preliminary budgets

Step 2 – Detailed Design Development

  • Produce complete drawings & elevations
  • Schedule guided vendor showroom visits
  • Conduct on-site meetings with trade partners
  • Guarantee final fixed pricing

Step 3 – Construction Documents & Agreement

  • Generate final construction documents
  • Sign construction agreement
  • Develop engineered structural drawings (if required)

Phase 2 – Construction

Step 1 – Construction Preparation

  • Secure all permitting, zoning, and BAR approvals
  • Produce final production schedule
  • Conduct pre-construction meeting with client, designer and project manager

Step 2 – Construction

  • Adhere to project schedule created by Project Manager
  • Carry out pre-drywall walk-through with client, designer and project manager
  • Perform project completion walk-through & signoff
  • Adhere to rigorous completion checklist

Step 3 – Post Construction & Warranty

  • Begin five (5) year warranty period
  • Provide homeowner information binder
  • Conduct client satisfaction survey by GuildQuality
  • Follow-up annually
